How to Create Scroll-Stopping Real Estate Reels in 2025 for Buyers and Sellers
Jan 19, 2025
Real estate isn’t just about transactions—it’s about telling a story. Whether you’re helping buyers find their dream home or guiding sellers to their next adventure, reels are your chance to shine. And before you panic and think, “But I’ve never edited a video in my life!”—don’t worry. I’ve got your back!
Oh, and make sure you stick around until the end of this blog. I’ll share my PINKY technique—my tried-and-true method for creating scroll-stopping real estate reels. It’s what I use every day to create videos that grab attention and deliver results.
Creating reels isn’t rocket science. It’s about showcasing your expertise, connecting with your audience, and highlighting what makes a home—or you—the best choice. Let’s break it down step by step so you can start creating videos that wow buyers and sellers. (You can also sign up for my next editing class)
Step 1: Gather Your Tools
Before you start filming, you’ll need a few essentials:
-
Your Phone:
Your smartphone is the MVP of your reel game. Make sure it’s updated and has plenty of storage—because nothing ruins a good shoot like running out of space. Oh, and clean your lens! This is a big one. I’ll never forget the time I interviewed Gary Vaynerchuk and realized mid-interview that my phone lens was covered in makeup. Yes, I stopped right there, grabbed a tissue, and cleaned it. Don’t pull a Pinky—check your lens before you hit record! -
The InShot App:
This app is my go-to for editing. It’s super user-friendly, even if you’re brand-new to video editing. I used the free version for years before upgrading to the paid version. My advice? Try it out first, and only pay for the bells and whistles when you’re ready. -
A Tripod or Gimbal:
A steady shot is everything. Honestly, I’ve used car tires to prop up my phone when I didn’t have a tripod handy! And while I do own two gimbals, I rarely use them. Instead, I’ve mastered the art of moving slowly and controlling my breathing to keep my shots steady. Don’t rush—it’s better to move too slow than too fast (you can always speed it up later). -
Lighting:
Natural light is your best friend. Midday sunlight works wonders, but make sure the home’s lights are on and the blinds are open to make everything look bright and inviting.
Step 2: Plan Your Reel
Before you hit record, take a moment to plan out your video:
-
Know Your Goal:
What’s the purpose of the reel? Are you highlighting a dream kitchen? Showcasing a seller’s upgrades? Sharing tips for first-time buyers? Decide your focus first so your video stays on track. -
Outline Your Reel:
Here’s a quick structure I follow:- Intro Shot: Start with something that grabs attention. For example: “You won’t believe what’s inside this home!”
- Key Features: Show off the best parts of the property—like a remodeled kitchen or gorgeous backyard. I’ve done reels where I focus solely on a seller’s updates, like their new pool screens or upgraded kitchen sink. It made my sellers feel appreciated, and buyers loved seeing all the hard work that went into the home.
- Closing Shot: End with a call-to-action, like: “Comment your favorite feature below!” This encourages engagement without being pushy.
-
Keep It Concise:
Reels work best when they’re 15–30 seconds long. I know, I know—real estate agents love to talk, but this isn’t the time to share your life story. Think of it as a teaser, not a full walkthrough. Your goal is to pique interest and leave viewers wanting more.
Step 3: Capturing Great Footage
Here’s how to make your video stand out:
-
Shoot Vertically:
Platforms like Instagram, TikTok, and YouTube Shorts love vertical videos, so keep your phone upright. -
Capture Multiple Angles:
When I’m shooting a bedroom, I’ll get 15 seconds of video from each corner of the room. This way, I have plenty of options during editing. -
Highlight Unique Features:
If the property has vaulted ceilings, hardwood floors, or a chef’s kitchen, show them off! For sellers, focus on upgrades they’re proud of. I once had a listing with a custom kitchen countertop flown in from Brazil—of course I highlighted that in the video! -
Add Lifestyle Shots:
It’s not just about the home—it’s about the lifestyle. Show snippets of the neighborhood, nearby parks, or that amazing coffee shop down the street.
Step 4: Editing Made Easy
Editing might seem intimidating, but it doesn’t have to be. Here’s how to keep it simple with InShot:
-
Trim Your Clips:
Cut out the extra fluff and keep only the best shots. Remember, less is more. -
Use Simple Transitions:
When you’re starting out, stick to clean, professional transitions. Don’t go overboard with effects—you want the home to shine, not your editing skills. -
Add Text Overlays:
Start with a hook like: “What can $300,000 buy in Naples?” Then sprinkle in key details about the property. (Pro tip: Add text after you’ve finalized your video to avoid messing up the placement.) -
Incorporate Music:
If you’re not using a voiceover, add music. I like to choose trending tracks directly from Instagram or TikTok, as they help boost video visibility.
Step 5: Share and Shine
Your reel is ready—now it’s time to post it and connect with your audience:
-
Craft an Engaging Caption:
Avoid boring openers like “Just Listed!” Instead, try: “Curious about what $300,000 can buy in Naples? Watch this quick video and message me with questions!” -
Engage With Comments:
Respond to every comment and question. It shows you’re approachable, and it helps the algorithm push your video to more people.
The PINKY Technique: My Signature Method
Whenever I’m creating reels, I always follow my PINKY technique:
- Prepare the property (make it show-ready).
- Increase visibility (open blinds and maximize natural light).
- Narrow your focus and clean your lens (zoom out and get clear shots).
- Keep it vertical (shoot in portrait mode for social platforms).
- Yield and slow it down (move steadily and deliberately for smooth footage).
This method keeps your videos professional, polished, and engaging—every single time.
Why Reels Work for Buyers and Sellers
Reels aren’t just for showing homes—they’re a tool for building trust and showcasing your expertise. Buyers love seeing the lifestyle a property offers, and sellers appreciate knowing you’re tech-savvy and creative.
And remember, your first reel doesn’t need to be perfect—it just needs to be you. The more you practice, the better you’ll get, and soon, you’ll see results in your business.
So, what are you waiting for? Grab your phone, download InShot, and start creating reels that capture attention and grow your brand.
