From the Kitchen Table to the Camera: Why Real Estate Agents Need Video CMAs in 2025

Why Real Estate Agents Need Video CMAs in 2025

I use video in every corner of my real estate business. You may have seen some of my social media videos—everything from reels to YouTube—but you might be surprised to know that one of my most powerful videos is one not many people ever see. My husband even calls it my "Picasso of videos." This isn’t a flashy home tour or a listing promo. It’s a Video CMA, crafted specifically for the eyes of my clients.

In a time when agents are increasingly scrutinized for their value, a Video CMA is the perfect way to demonstrate your expertise. With each video, you’re showing clients that the numbers aren’t just plucked from thin air—they’re the result of careful analysis, experience, and insight that only a real estate pro can provide.

So, What’s a Video CMA?

A Video CMA is essentially your Comparative Market Analysis, but on camera. Think of it as taking that kitchen table conversation and making it more accessible, engaging, and—best of all—replayable. With a Video CMA, you not only walk clients through the home’s value but also highlight your unique propositions. This is the perfect opportunity to showcase your YouTube channel, your best client reviews, and the elements of your marketing that set you apart.

How the Video CMA Came to Be

I work in a second-home area, and many of my clients are out of state or even out of the country. During the pandemic, I discovered BombBomb’s screen-sharing feature, which allowed me to walk clients through comps remotely. I’d pull up the MLS, discuss each comparable property, and share insights—all while they could sit comfortably at home, no matter where in the world that home might be.

The process is simple: instead of printing comps, you pull them up on the MLS and talk clients through them on camera. I add in my marketing pitch, my experience, and my unique value proposition. Sure, it sounds like extra work, but it’s just what I’d normally do sitting across the table from them, minus the mileage.

And for those who prefer in-person meetings? I still do a Video CMA afterward, so clients can watch it at their convenience. Many even share it with family members who help with their decision-making. The best part? Clients can rewatch it, take it in on their own time, and reach out with questions.

Why Video CMAs Work

Let’s be real: clients these days want to know exactly what they’re paying for. The traditional sit-down CMA is great, but a Video CMA lets you offer transparency, showcase your expertise, and give clients a clear picture of how you arrived at the value of their home. It builds trust. And here’s a little secret: BombBomb lets you track how many times a client has watched your video, how long they watched, and when. That insight lets you follow up with confidence, like a psychic who just happened to check in at the right moment.

And did I mention that so few agents are using video for CMAs? It’s an instant credibility boost. Instead of flipping through a printed stack of comps, you’re presenting your CMA with the tech-savviness that says, “Yes, it’s 2025, and I know how to use video.”

Attract New Listings with Video CMAs

Here’s the beauty of Video CMAs: they’re not just for active listings! Use them to reach out to potential sellers in your sphere of influence or to engage online leads. Imagine sending a personalized Video CMA to a potential client considering selling their home. You’re instantly positioned as an expert, and you’re providing a valuable service upfront. This proactive approach can open doors to new listings and create opportunities with clients who might not have considered selling otherwise. Want to know how I do it? Sign up for my classes!

Tools to Use: BombBomb, Loom, or Zoom

While I use BombBomb (it’s my go-to!), other platforms like Loom or Zoom can also work for Video CMAs. However, BombBomb’s tracking features make it extra valuable in building client relationships, allowing you to know when a client has watched the video, how long, and when they return to view it again. By adding Video CMAs to your toolkit, you’re not just keeping up with the times—you’re securing your value in an industry that’s more scrutinized than ever. So grab that camera, embrace the replay, and give your clients a video they won’t forget. Here’s to showing your worth in 2025 and beyond!
